Current Threat

The proposed Rowan Ranch development, seeks to rezone over 60+ acres of floodplain and floodway land along Mary’s Creek in Benbrook, Texas. The plan would replace natural, undeveloped open space with a dense single-family subdivision of more than 178+ homes. To make the land buildable, the proposal involves widening the mary's creek by 60 feet, clearing all trees, and eliminating a long-established natural buffer zone meant to protect downstream neighborhoods. Many residents believe this plan poses serious long-term risks to the environment, property safety, and the integrity of the creek.
On top this, the rezoning is increasing the allowed density substantially. The 60 acres in FloodPlain and FloodWay from zero to 4-6 houses per acre, "BR" zoning which is the highest density single family zoning in Benbrook, while boarding neighborhoods are 2-2.5 per acre. In the 18 acres outside the FloodPlain from 12.5 units (limited to duplexes) per acer, to a maximum of 25 units per acre apartments. Leaving no buffer between 60 acres and neighborhoods of lower density and little to no buffer between apartments and La Cantera and Reata Place.
